How the estimate is built
Installed midpoint ≈ (material $/sf + labor $/sf) × wall area × story multiplier × state index. Tear-off adds about $1.75/sf; house wrap about $1.10/sf. The band is roughly 80%–128% of the midpoint.
Example scenario
A 2,000 sq ft vinyl re-side on two stories with tear-off at U.S. average is about $8/sf × 1.18 ≈ $18,880 for install + $3,500 tear-off ≈ $22,400.
FAQ
Is this wall area or floor area?
Wall cladding area — not living square footage. Use exterior elevations or a contractor takeoff when you can.
Are windows and trim included?
Field trim in a basic re-side is partly inside the labor midpoint. Fancy corner boards, shutters, and window replacement are extras.
What about asbestos or lead paint?
Abatement is out of scope and can dominate the budget — get a specialized quote.
